Buying & Selling/Buying & RentingHere at Mortgage Alliance, we specialize in the finding and buying of under valued properties and fixer upper homes. We purchase these homes with the intent of either doing minor staging or repairs, or even major renovations to create equitable value. With all that in mind our overall goal is in either selling the homes for increased market value, renting them out to those in need, or even assisting those who wish to own with out the means with a lease to own type scenario.Â
Buying Directly from BuilderHere at Mortgage Alliance, we take our time to find homes that are in there pre build stages in prime locations with many ad on features to get the most bang for your buck. One of the advantages that come with investing in new pre built homes is that you can customize many things such as color schemes, flooring, kitchen cabinets, appliances, TV and phone wiring, speaker wiring, etc. The builder generally will not let us put in your own TV, phone and speaker wiring, due to inspections and code regulations. But having this done by the builder to our specifications, will save a lot of time and effort and add value to the home for later. In most cases the properties can be sold by the completion of the building process for up to 25% - sometimes 35% more then originally purchased for.
Land DevelopmentWe also have the means to invest in larger scale land development projects that include sub divisions in small towns to whole single home divisions of up to 300 – 500 homes. By investing in something like this, you get the property before the land is even serviced, now what that means is you have the opportunity to buy a home for as much as 25% - 50% of the listing price when the development is complete. Your investment would not only be used for the purchase of the land itself but for more complex things such as servicing, roadways, and etc… These types of opportunities are hard to come by, so when they present themselves, it would be wise to move on them, and we do!
